《港樓》8月沒有私樓預售獲批 連續四個月「零批出」
地政總署8月僅批出1宗預售申請,涉及1,800個單位,爲房屋協會旗下九龍東啓德沐禮街3號資助出售房屋項目,意味上月再度沒有私人發展項目獲批預售,已經連續4個月「零批出」,爲至少2002年以來過去23年首次出現此情況。
同時,發展商加快推盤,使已取得預售但尚未推出的私人住宅單位數量由4月底約1.63萬夥,降至8月底約1.08萬夥,減少5,500夥或33.7%。
地政總署8月共收到4份預售樓花同意書新申請,共涉及1,459夥,連增3個月,較7月的1,226夥,多233夥或約19%。最矚目爲九龍倉(00004.HK)旗下山頂文輝道豪宅項目,提供16夥,預計落成日期爲2028年3月底,樓花期約31個月。會德豐地產副主席兼常務董事黃光耀表示,項目現於興建階段,暫時未有具體銷售時間表。該地皮由九龍倉以財團形式夥拍4名城中富豪,於2021年2月以72.5億元投得,每方尺樓面地價達50010元,一度創下本港賣地表住宅地皮樓面尺價新高。
至於新申請中夥數最多的項目,爲華潤集團等的長沙灣發祥街1號潤髮倉庫重建項目,第1期佔507夥;其次爲長實(01113.HK)與市區重建局的土瓜灣啓明街28號項目,共474夥。
新地(00016.HK)荃灣橫窩仔街項目則涉及462個單位,新地副董事總經理雷霆透露,項目示範單位及樓書在準備中,將於明年首季開售。
