《港樓》日出康城凱柏峰上周累售23伙套現逾1.2億 黃竹坑Blue Coast II爭取本周末發售
過去周末一手樓搶攻市場佔有率,多個全新盤及餘貨盤銷售反應不俗,同時,不少二手盤已被消化,令十大屋苑交投放緩。
信置(00083.HK)、嘉華國際(00173.HK)、招商局置地(00978.HK)及港鐵(00066.HK)發展的將軍澳日出康城凱柏峰,過去周末累售23伙,共套現逾1.23億元。當中,2B座9樓E單位,實用面積415平方呎,連229平方呎平台,成交價745.1萬元,呎價17,954元。
長實(01113.HK)旗下黃竹坑Blue Coast II截至昨日(17日)下午5時,錄得逾3,000組客人參觀現樓相若單位。客源方面,據發展商統計,約5成來自港島區,3成九龍區、其餘2成來自新界區及內地。項目將於短期內公布銷售安排,爭取本周末發售。
會德豐地產與恆地(00012.HK)、中國海外(00688.HK)及新世界發展(00017.HK)合作的啟德DOUBLE COAST I上周六加推5號價單,涉及37伙,盡推今期一房及開放式單位。價單包括16個開放式、18個一房(開廚)、3個兩房(開廚),實用面積265至440平方呎,折實售價由459.2萬至884.4萬元,折實呎價由16,183至20,100元。
恆地旗下3盤於上周六共售出7伙,分別涉及長沙灣Belgravia Place及曉柏峰、和紅磡The Haddon。當中,Belgravia PlaceI期及II期累沽4個單位,成交價由477.75萬至691.56萬元,成交呎價由17,497元至18,056元。最高售價和呎價單位為2座30樓2室,實用面積383平方呎,成交價691.56萬元,呎價18,056元。
另外,曉柏峰和The Haddon則各自售出1伙及2伙。The Haddon 21樓S單位,成交價490.37萬元,呎價18,229元。
新世界夥拍帝國集團、資本策略(00497.HK)、麗新發展(00488.HK)及港鐵發展的黃竹坑滶晨II,第2座30樓P2單位,實用面積1,158平方呎,屬四房雙套連工作間連洗手間設計,連同一個車位以招標形式售出,售價4,028.8萬元,呎價34,791元。
二手方面,中原地產十大屋苑上周末錄得4宗成交,按周急跌69.2%,8個屋苑錄得零成交,創12個周末新低。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,上周日受颱風影響天氣,部份地區雨勢較大,略為影響睇樓活動,早前市場上已經消化大批二手筍盤,增加買家入市難度,加上發展商繼續減價搶客,部份客人轉至一手,分散二手客源,一手市場持續暢旺,貨尾單位銷情亦理想,料短期內二手交投平穩發展。
根據美聯物業分行統計,剛過去周末十大屋苑錄得7宗成交,較對上周末錄得17宗高位按周回落約58.8%,並重返兩周前水平。若以十五大屋苑計算,成交宗數錄得13宗,連續兩周企穩雙位數之上,反映市場仍有一定承接力。
美聯物業住宅部行政總裁布少明指,市場正憧憬美國年底前有望多次減息,若本港跟隨,低息環境將有利後市,故預期年底前整體樓市表現仍然向好,樓價第三季更可望錄得升幅。
綜合利嘉閣地產分行網絡數據,在過去的周末十大屋苑錄得8宗二手成交,較對上一個周末的13宗,按周減少38%,重回前周及七月中下旬的個位數水平。
據香港置業統計,上周末十大屋苑錄得約8宗成交,雖然按周回調20%,但仍屬五周次高水平。當中,太古城、西九四小龍及沙田第一城各錄得2宗成交,表現最為突出;將軍澳中心及美孚新村各錄得1宗成交。其餘屋苑則暫未錄得成交。
