九置(01997.HK)吳天海:難料零售何時復甦 餐飲挑戰不及零售業

九龍倉置業(01997.HK)主席兼常務董事吳天海認為,目前香港的經濟正面臨挑戰,尤其是零售和餐飲市場,而餐飲業情況較零售業好,現時餐飲業的總收入僅較疫情前低數個百分點,而零售收入則低數十個百分點。 吳天海指,雖然次季起零售市況有正面信息,但是關鍵在於情況能否維持至第三季。如商戶見到市況好轉,自然就有信心進行新的投資和營業擴張,因此未能判斷下半年零售市道會否出現突破性發展。他亦指,若市場缺乏更好的服務、商品等的新衝擊,可能影響整體市況復甦進程。 吳天海將香港餐飲行業可以分為三大類,包括中式餐飲、非中式餐飲,以及快餐及其他,他認為現時中式餐飲收入每季較2018年時低20%,雖然中式餐飲店舖的租金有所回落,但是受到薪酬、食材、電費等高成本的影響,目前屬「最傷」,而其他兩類別的餐飲在過去十季收入見增長,認為本港的餐飲業消費不算差,不過業內出現「大洗牌」。 上半年九倉置業旗下時代廣場的整體收入下跌15%,營業盈利下跌19%。吳天海表示,時代廣場的營收下跌主要受到銅鑼灣區整體競爭加劇的影響,且旅客回流香港後,尖沙咀和旺角的旅客較多,而銅鑼灣和中環的旅客相對減少。他強調,海港城佔集團七至八成生意,相信只要海港城做得好,就能「交到功課」。他亦指,旗下租金分成在今年上半年表現膠著,未見明顯改善,令整體租金收入較少,續租租金的走勢仍面臨下跌壓力,未來暑假的表現將是關鍵因素。 寫字樓方面,吳天海指,銅鑼灣、尖沙咀等地區將有新的寫字樓落成,其他區的競爭亦見加劇,預期未來兩至三年,寫字樓的市場競爭更大,中短期內不會見突破性發展。他續指,為了維持出租率,集團計劃加強物業的競爭力,包括將提升公共區域的服務水平,並根據市場情況調整租金策略。
