新地(00016.HK)大欖涌村項目擬建2,670伙 逾八成意見贊成
新地(00016.HK)屯門大欖涌村大型商住項目規劃逾20年,早前向城規會申請放寬建築物高限,擬建2,670伙私宅,較2002年獲批方案增加1,110伙或71%,地盤面積約65.8萬方呎,總樓面則由原先獲批110.8萬方呎,增加約25%至138.6萬方呎,地積比率2.107倍。
申請早前截收意向書,城規會共收到65份,當中逾八成意見贊成,認為有助解決房屋問題,同時亦能提升該區基礎設施。另有逾一成意見持中立態度及提出建議,有意見指出,因居住人口增加,宜在區內增加社區配套如室內運動場、自修室等。另有意見提出發展前,宜協調原居民權益及文化保育;反對意見則認為政府宜保護鄉郊環境。
另外,城規會早前就牛頭角、九龍灣分區計劃大綱草圖提出修訂,將位於彩興路及彩霞道兩幅用地,改劃作私宅發展,該會收到4份申述,其中一份為反對,反對意見指兩地興建樓宇,會導致屏風效應,並與周邊環境不協調。不過,規劃署不支持反對申述,指此舉屬善用空置政府土地,以及可增加市區新單位供應。
