樓價不會大升
遠東發展(00035.HK)日前公布全年業績,執行董事、主席兼行政總裁邱達昌形容,是次業績是20年來最差,主要因與新世界(00017.HK)合作發展的啟德柏蔚森項目撇帳減值。他提到,該項目每平方呎成本約2.35萬元,但低層單位呎價約1.9萬元,目前已套現約40億元,冀盡快出售以清還貸款,但可幸的是政府擬將項目對面地皮用以發展智慧綠色運輸,建築物高度有限,對單位景觀影響較低,因此售價有上調空間。
不過,他認為香港樓市已見底,因為樓市供應樽頸仍未解決,而利息開始下降,公司實際貸款利息亦較去年已有明顯下降。他又指對香港樓市前景並不悲觀,並非沒有市場,只是預期樓價不會有太大升幅。
他提到,未來集團發展有幾個引擎,包括英國曼徹斯特城的住宅項目,涉及1.7萬個單位,目前「起幾多賣幾多」,而整個項目預計需要10至20年才建成,根據過往經驗推算利潤率有逾20%,未來可持續提供收入,另外,集團在上海有約7,000至8,000個可供出租單位,目前已租出約2,000個,亦可提供長期收益,項目回報率有8至9厘。
酒店方面,邱達昌指目前要先暫停擴張,因希望先降低負債,目標未來2至3年將經調整淨資產負債比率由目前的約68%降至50%左右。集團亦會在評估過得益後繼續出售非核心資產,包括停車場管理業務等;未有派末期息亦因為集團首要目標是減債。
執行董事兼聯席董事總經理邱詠筠補充,集團在啟德的酒店去年開幕,雖然今年入住率稍有下降,但見到啟德體育園帶動周邊人流以及酒店房價,新加坡及馬來西亞的酒店表現都維持穩定。而集團在日本大阪的新酒店已開幕,該項目以授權加盟形式經營,邱詠筠預期未來會繼續以此方式擴張。
邱達昌提到,看好北部都會區發展,集團已在屯門藍地站附近設立項目,涉及約1,700個單位,目前已獲城規會批准,正與政府洽談地價事宜。他又認為政府批准將工廈或寫字樓改建為學生宿舍,有利辦公室市場,並認為香港有潛力可發展為國際教育中心,因在中美關係緊張、以及其他國家局勢不穩定下,很多外國的學者及學生都願意回流到香港。
