《港樓》黃竹坑滶晨周五次輪價單銷售100伙 入場兩房折實909.9萬元起 同日標售57伙
新世界發展(00017.HK)夥拍帝國集團、資本策略地產(00497.HK)、麗新發展(00488.HK) 及港鐵(00066.HK)合作發展,黃竹坑滶晨上周六(14日)首輪銷售後即日沽清,連同早前標售單位,合共售出186伙,平均成交呎價近2.9萬,套現逾38億元,並錄得32組大手豪客。
項目今日(16日)再度加推4號價單,涉及52伙,包括2伙三房戶及50伙兩房戶,面積由476至860平方呎。是次價單輕微提價約2%,價單定價1,280.6萬至3,063.8萬元,折實售價1,024.4萬至2,451萬元,折實呎價介乎20,937至28,500元。
另外,項目將於本周五(20日)次輪價單發售100伙,包括2伙四房戶、4伙三房戶、94伙兩房戶,面積由476至1,261平方呎,以定價計總值約14億。價單定價1,137.4萬至4,376.8萬元,折實售價909.9萬至3,501.4萬元,折實呎價介乎19,075至27,852元,折實均呎21,686元。當中36伙的折實售價低於1,000萬元,15伙折實呎價2萬元或以下。
次輪價單推售的100個單位中,最低售價及呎價的是第1座(1A)6樓D單位,面積477平方呎,採兩房間隔,價單定價1,137.4萬元,價單呎價23,845元。折實售價909.9萬元,折實呎價19,075元。
發展商將於同日招標推售57伙,全部均為三房間隔,面積介乎826至952平方呎。
滶晨截至下午3時,累收逾4,600票,按項目首輪以價單發售100伙計,超額認購逾45倍。
