《內地樓市》萬科(02202.HK)鬱亮:內地樓市跌過頭 憧憬已出臺政策儘快落地
萬科企業(02202.HK)董事會主席鬱亮表示,內地房地產市場持續低迷一段時間,目前判斷是顯然跌過頭,指出2021及2022年度全國新開工面積分別下跌11%及40%,今年首七個月續跌25%,即是與2020年比較新開工面積跌幅達到60%,按照現時下滑速度,預測今年全國新開工面積將跌至6.6億平方米,回到2006年、即十七年前水平,與國家現時城鎮化發展的人口需求並不匹配。
他提到,當局已針對樓市未來發展推出多項政策支持,現時只期望已出臺的政策能夠儘快落實,以推動市場恢復到健康合理水平,又指房地產市場作爲國民經濟比較重大的組成部分,相信最終會恢復會進入正常的發展軌道。
萬科上半年毛利按年跌10.5%,總裁祝九勝解釋是由於行業處於調整時期,公司部分所在市場供求格局出現根本性大變化,令短期利潤有壓力,但強調經營安全未出現問題,相信開發、經營及服務三大業務並舉將有效應對市場壓力。
