《本地樓市》經絡:樓按市場偏弱 銀行加碼現金回贈或屬個別案例
有報道指市傳有大型銀行加碼按揭現金回贈,個別精選客戶按揭貸款額達500萬元或以上並選用按揭保險,現金回贈可高達3%。根據金管局住宅按揭統計調查,首四個月新取用按揭貸款額及宗數為698.6億元及14,922宗,比去年同期分別減少30.4%及28.7%,貸款額創近七年的首四個月新低,宗數創自1997年有紀錄以來的首四個月新低。另外,首四個月轉按貸款金額及宗數分別錄得199.74億元及4,669宗,貸款額及宗數比去年同期急跌44.7%及41.8%,貸款額創近七年首四個月新低,宗數創近十一年首四個月新低。 經絡按揭轉介首席副總裁曹德明表示,本港樓按市場年初雖有所回穩,但整體仍然偏弱,加上受加息因素影響,料整體按揭市場或再放緩,因此銀行於上半年盡量追趕按揭業務。 另外,近月多家大型銀行以高現金回贈搶佔按揭市場,使其按揭市佔率亦有顯著上升,根據經絡按揭轉介研究部及土地註冊處最新資料,今年5月份四大銀行按揭市佔率由上月68.3%上升至74.3%,創28個月的新高。曹德明表示,大型銀行存款基礎較中小型銀行多,可藉以高現金回贈方案爭取按揭生意,料四大銀行的市佔率將會繼續上升。然而現時一個月HIBOR仍然高企,銀行資金成本仍面對一定壓力,相信是次加碼現金回贈只屬個別案例或短期推廣策略。而現時按揭市場競爭激烈,相信各銀行將繼續透過多元化產品及策略搶佔市場。
