《內地樓市》報告稱內地10城首套房商貸利率「破四進三」 業界料二套房貸款利率有望放寬
貝殼研究院發佈百城銀行房貸利率報告數據顯示,今年10月,據貝殼研究院監測的103個重點城市主流首套房貸利率爲4.12%,較上月下降3個基點,二套利率爲4.91%,與上月持平。此外,有10城房貸利率已降至「三字頭」,如二線城市中,昆明首套房貸利率降至3.95%,武漢、天津和貴陽首套房貸利率降至3.9%。10月銀行平均放款週期爲26天,整體放款速度較快。
有業內人士認爲,階段性放寬首套房貸利率下限,有助於增加市場成交,未來不排除會進一步結構性放寬二套房貸款利率政策的可能。近期中央密集「自上而下」放鬆地產政策,進一步提高未來政策放鬆的預期,繼續看好接下來的政策放鬆空間,尤其是一二線核心城市的限購限貸政策。
據《每日經濟新聞》引述易居研究院智庫中心研究總監嚴躍進表示,房貸利率下降的的思路很清晰,預計今年第四季度會出現一波積極行情。
不過,值得留意的是,二套房貸利率政策未變情況下,數據顯示,10月103個城市中,95%的城市二套利率保持在4.9%的下限水平,有88城房貸利率與9月一致,未做調整。
人民銀行、中銀保監早前發佈通知,決定階段性調整差別化住房信貸政策。符合條件的城市政府,可自主決定在2022年底前階段性維持、下調或取消當地新發放首套住房貸款利率下限。各地住房公積金利率也隨官方政策下調。
