《本地樓市》經絡:料加P前銀行將陸續上調封頂位以保持利潤
有報道指,華僑永亨將住宅拆息按揭(H按)計劃封頂息調高至最優惠利率(P)減2.5厘。該行P為5.5厘,即H按的封頂息率由原來的2.75至2.85厘,上調0.15至0.25厘至3厘。目前上調H按鎖息上限息率的銀行已有10間。經絡按揭轉介首席副總裁曹德明表示,該10間銀行的現樓及樓花在整體市場有一定佔比,相信對整體按揭市場及新造按揭客戶有一定影響。 曹德明表示,本港銀行最快於今季上調最優惠利率,而銀行基於資金成本考量而上調H按鎖息上限,雖然仍有大型銀行為今年的按揭業務作最後衝刺,而暫時未跟隨加鎖頂息率,不過相信在銀行調升P前,該些銀行亦要調升新造按揭的H按封頂位,以預備在加息時保持利潤空間。 另外有報道指,早前宣布上調H按封頂利息至2.75厘的匯豐,將延長原有封頂利息2.5厘至本月底,但僅限於8月尾前已買入一手樓的客戶,又指渣打也有類似優惠。曹德明相信,決定是基於今年樓市交投減少及按揭市場競爭激烈,提醒有意置業人士應預留更多首期及後備資金以應對利息隨時上升的風險,同時亦避免借太盡以致失預算。
