中原:恆地「ONE INNOVALE」首批尺價較同區二手摺讓5%至10%
中原地產粉嶺上水及加州錦繡區資深營業董事許偉邦表示,恆地(00012.HK)粉嶺北項目「ONE INNOVALE」首張價單,訂價相當貼市,較同區樓齡近10年的二手尺價折讓約5至10%。
他指出,區內已多年未有大型住宅項目推出,區內對上一個超過500夥大型項目供應爲9年前同系的「逸(峯)」,預計累積一定購買力。北部都會區效應加上今年東鐵線過海段通車,預料錄得熱烈反應,若成功通關後,預期整體樓價可錄約一成升幅。
客源方面,他預料30%屬投資者,看好該區未來發展及升值潛力,估計單位入夥後細單位連裝修傢俱尺租可達約30元,租金回報可達約3釐;其餘70%爲用家,預料可吸引不少區內外上車客青睞。
近日本港樓市受加息及疫情影響,中原預測本月一手錄約1,000宗成交,屬三個月以來新低,預料8月份一手市場可錄約1,500宗成交。
