《本地樓市》利嘉閣:首季一手私宅買賣僅1,679宗近六年最少 料次季挑戰4,000宗較正常水平
利嘉閣地產研究部主管陳海潮表示,首季在全新盤按兵下,一手私宅登記跌至谷底,料次季隨疫情好轉,發展商傾巢而出下,買賣登記將可錄得倍升的反彈勢頭。根據土地註冊處資料所得,今年第一季全港共錄得1,679宗一手私宅買賣登記,較去年第四季的4,633宗急挫64%,除連跌兩季外,亦創了24季(即6年)以來的新低,並較兩年前本港首度爆發新冠疫情時的2020年第一季的2,186宗再跌23%,反映第五波疫情影響巨大。
至於今年第一季涉及登記金額256.9億元,按季挫55%,連跌三季兼爲近8季最少。若以每宗平均售價計算,今年首季高見1,530萬元,按季升23.4%。
他續稱,踏入第二季以來,疫情持續好轉,市場期望消費券及4月下旬可放寬第一階段社交限制措施,令整體氣氛明顯改善。加上近日發展商已積極部署再推貨尾單位,而大型全新盤亦起動命名,部署季內出擊,相信4月至6月份,新盤市場將越發轉旺,一手私宅買賣登記預期可連月錄得升幅,帶動次季整季一手私宅買賣登記量在超低基數下大增1.4倍,挑戰4,000宗的較正常水平;而只要疫情維持穩定受控,料下半年新盤仍會排隊登場,繼續急起直追。
