戴德樑行: 首季甲級寫字樓租金按季跌0.9% 旺角商鋪空置率達16.4%

戴德樑行香港董事總經理及項目/企業服務部主管蕭亮輝在記者會上表示,受第五波疫情影響,今年2月及3月寫字樓及商鋪租賃活動較爲淡靜,拖累租金錶現。本港首季甲級寫字樓整體租金按季下跌0.9%,按年則下跌3.1%,其中以港島東及港島南的租金跌幅較大,按季分別下滑2.2%及1.5%。 他預期,隨着疫情有望受控及逐步放寬社交距離措施,加上租金距離2019年的高位已下降接近27%,相信寫字樓租金再大跌空間不大,預計第二季僅有約50至100點子的下跌空間。該行同時預料下半年寫字樓租賃活動會陸續恢復,租金走勢可望回覆平穩。 蕭亮輝又估計,今年全年寫字樓將錄得30萬至50萬平方尺的淨吸納量,當中銀行及金融業仍將是今年寫字樓需求的主力,專業服務業及物流業也將保持活躍。另外,下半年在非核心地區將有三個大型項目相繼落成,總樓面面積約有230萬平方尺,相信新項目將刺激租戶的擴充或搬遷活動,但龐大供應量或於短期內推高整體市場待租率至約16%至17%。 商鋪方面,戴德樑行香港商鋪部、代理及管理服務主管及執行董事林應威稱第五波疫情衝擊下,市民減少外出消費,零售市道未見活躍。首季多個地區商鋪租金繼續下調,跌幅由2.7%至4.5%不等。另外,各區的商鋪出租率均受到不同程度打擊,當中以旺角及尖沙咀爲甚,空置率分別錄得16.4%及14.3%。 不過,他認爲隨着疫情近日轉趨穩定,加上新一輪消費券派發推動下,預計整體租金於第二季下跌的空間較小,並有望於第三季逐漸復甦。
