《週末樓市》會德豐「KOKO HILLS」推近百夥 二手交投企穩

第五波疫情持續,本港發展商大多暫停新盤銷售,剛過去週末(26日及27日)一手市場成交不足10宗,爲超過兩年以來最淡週末。 不過,會德豐旗下藍田住宅項目「KOKO HILLS」繼續銷售餘貨,將於本週三(3月2日)推售96夥,其中價單發售82夥及招標14夥,折實售價爲807.5萬元至1,773.1萬元,折實尺價由19,674元至25,634元,折實平均尺價爲21,522元。以建築期付款計劃計算,所有以價單銷售的單位折實售價1,920萬元或以下。 二手方面,中原地產十大屋苑本週末錄得10宗成交,與上週一樣,數字連續3周企穩雙位數水平。中原地產亞太區副主席兼住宅部總裁陳永傑表示,上週公佈的新財政預算案,再度放寬按保,令二手樓市即時轉活,當中以中價樓最受惠,中產買家趁市況回軟積極議價,遇上平盤會加快入市決定。 美聯週末十大藍籌屋苑合共錄得約12宗買賣成交,雖然較上週末上升約9.1%,並連續8個週末維持雙位數水平。至於按15大屋苑計算,則錄得約15宗成交,按週上升約7.1%。美聯物業住宅部行政總裁(港澳)布少明表示,雖然本港疫情未見受控,加上俄烏戰爭爆發,故普遍業主叫價態度未見強硬,並且見誠意買家亦願意減價放售物業,加上財政預算案公佈放寬樓宇按揭保險上限,不單有助減輕有意入市800萬至1,200萬元物業的買家首期壓力,該樓價的交投亦有望飆升,並對整體物業市場亦帶來利好作用。 至於利嘉閣地產過去週末日十大指標屋苑累錄9宗二手成交個案,與上週末的9宗持平。利嘉閣地產總裁廖偉強表示,本週疫情確診數字幾何級數上升,但受惠於財政預算案宣佈放寬按揭保險計劃,吸引部分買家加速入市。若無放寬按保,相信本週末十大屋苑成交數字將進一步下降。另外,業主逐漸降價,亦成買家入市誘因。
