第一太平戴維斯料今年優質街鋪租金跌幅收窄至4.3%
第一太平戴維斯發表今年第四季香港零售租賃市場報告,指出零售商期內普遍保持審慎,特別是奢侈品市場,僅有少數零售商願意在邊境重開前承租物業。
該行指,由於缺乏遊客,零售市場全年焦點均集中在餐飲及本地需求上,餐飲業成爲最大贏家;鋪租於下半年開始出現回升勢頭,而優質街鋪租金在第四季變化不大,預期今年全年優質街鋪租金下跌4.3%,跌幅較2019年的33.2%及2020年的23.4%大幅收窄。
主要商場方面,整體租金在第四季微升0.4%,惟港島區商場租金季內則微跌0.1%。與過去兩年相比,商場租金本年內的跌幅亦收窄至個位數,僅下跌2.1%,走勢跟優質商鋪相似。該行指,今年新商場供應稀缺,爲租金帶來支持。
第一太平戴維斯估計,明年零售市場將延續今年發展基調,但指出一旦疫情進一步趨緩,防疫限制措施或放寬,邊境重開將帶動零售市場復甦,可望錄得2003年後的破紀錄增長,預期明年市場重點繼續爲本地需求以及餐飲、雜貨、超市及本地品牌。
