"Inner Housing" Guangzhou promotes new policies for the property market: Real estate enterprises can sell their own housing on the market
According to a report by China Real Estate News, the Guangzhou City Planning and Natural Resources Bureau recently released the "Implementation Plan for the Pilot Reform of Comprehensive Reform to Improve Land Use Efficiency in Guangzhou City," focusing on introducing 31 support measures focusing on six aspects: land system, industrial land, stock revitalization, underground space, urban and rural markets and marine development.
Specific measures include: self-sustaining commercial housing generated by adopting a "competitive self-sustaining" approach to regulate land prices during the real estate boom. In areas with a de-conversion cycle of less than 18 months, enterprises can turn it into a market for sale after paying the transfer fee in accordance with the law. At the same time, we support the conversion of existing commercial properties into affordable rental housing, and allow self-owned commercial properties to attract investment and enter the market.
The report quoted an industry insider in Guangzhou City as believing that the introduction of the plan means that real estate companies have the opportunity to rent and resell their own homes, reducing financial pressure. Compared with the built old-standard products, undeveloped land has more practical and economic value.
