第一太平戴維斯:香港寫字樓市場正逐步展現需求回升跡象
房地產顧問第一太平戴維斯最新發表的2025年9月香港寫字樓租賃市場報告指出,儘管面對利率壓力、需求疲弱及供應過剩等結構性挑戰,香港寫字樓市場正逐步展現需求回升跡象。金融板塊復甦、用家積極購置物業,以及政府政策引導的搬遷需求,正為市場注入新動能,尤其中環核心區的超甲級物業表現亮眼,租金有望於未來數年率先回升。
該行香港董事總經理及租務部主管劉偉基指出,若金融行業持續復甦,預計寫字樓年度吸納量將回升至疫情前130萬平方呎的水準,加上用家購置帶來的40萬平方呎需求,以及搬遷需求產生的另外40萬平方呎,年度總吸納量將達到210萬平方呎。
該行九龍商業樓宇租務部副資深董事姚偉明續指,在此樂觀情景下,空置率預計將於2026年達到16%的高峰,隨後逐步下降至2030年的6%,到時或將引發寫字樓租金的反彈。
