過去週末一手銷情持續,柴灣海德園週六(6日)推售當日沽出84夥,套現約7.25億元。另外,土瓜灣壹沐暫錄約800票登記,發展商或於短期內加推,預計下週開售。至於二手市場,四大代理行在上週末十大屋苑錄介乎7至12宗交投。 太古地產(01972.HK)旗下柴灣海德園,上週六首次推售180夥,當日開售沽出84個單位,套現約7.25億元。太古地產住宅業務董事杜偉業表示,香港住宅市場基調良好,市場氣氛顯着轉好,將於短期內加推優質單位。 恆地(00012.HK)旗下土瓜灣壹沐,截至昨日晚上8時,共錄800票登記,過去週末兩日共錄超過4,000人次參觀,有機會於今日(8日)下午加推及有加價空間,並預計下週推銷售。 新世界發展(00017.HK)夥拍帝國集團、資本策略地產(00497.HK)、麗新發展(00488.HK)及港鐵公司(00066.HK)合作發展,黃竹坑滶晨II上週末連沽4夥,套現4,455.2萬,其中第2座17樓C單位,實用面積591平方尺,屬兩房連書房設計,售價1,379.8萬元,尺價23,347元。 另外,新世界發展夥拍遠東發展(00035.HK)的啓德跑道區柏蔚森系列,上週末售出4夥,套現3,077.2萬。其中柏蔚森II 3座17樓D單位,實用面積396平方尺,屬兩房間隔,成交價786.6萬元,尺價19,864元。 由港鐵公司、信置(00083.HK)、嘉華國際(00173.HK)及招商局置地(00978.HK)合作發展的將軍澳日出康城凱柏峯系列週末兩日共沽24夥,套現逾1.2億。當中,錄得一宗一客三食成交,投資者斥逾1,600萬購入3夥一房單位作收租之用。 至於二手樓市,中原地產十大屋苑上週末錄得7宗成交,按周持平,零成交屋苑有6個,成交集中於新界,共6宗。 中原地產亞太區副主席兼住宅部總裁陳永傑表示,週末打風,令部份買家暫停睇樓,拖慢成交。然而,市場普遍預期聯儲局會減息,同時憧憬施政報告會有利好樓市措施,故市民置業熱潮不減,尤其新界區買賣交投持續活躍。 根據美聯物業分行統計,9月首週末十大屋苑錄得12宗成交,按周增加33.3%,連升3周,重返雙位數水平,並創4個週末新高。若以十五大屋苑計算,成交宗數錄得13宗,按周減少約13.3%。 美聯物業住宅部行政總裁布少明指出,剛過去週末一手交投表現理想,二手亦見受惠。在市場看好後市下,多個一手盤乘勢推售,二手市場亦不乏買家加快「尋寶」,帶動整體樓市需求,預期本月一手交投將保持旺勢,二手亦會向好,樓價有見支持。 據香港置業統計,九月份第一個週末十大屋苑錄得約7宗成交,較對上一週8宗輕微減少1宗或12.5%。 綜合利嘉閣地產分行網絡數據,在過去的週末十大屋苑錄7宗二手成交,較對上一個週末的9宗,按周減少2宗或約22%,重返七月中下旬以來的七週低位。
