《港樓》美聯布少明:壹沐首張價單訂價具競爭力 料租金回報率約4厘
恆地(00012.HK)旗下土瓜灣壹沐第1期公布首張價單,涉81伙,入場費折實約456.3萬元。美聯物業住宅部行政總裁布少明表示,壹沐首張價單訂價具競爭力,折實平均呎價約17,988元,預計銷情理想,加上項目位置優越,租務潛力不俗,料租金回報約有4厘水平。
布少明表示,「壹沐」位處東九龍核心地段,坐擁完善交通網絡與豐富生活配套,部分單位更享海景,大大提升項目吸引力。項目鄰近港鐵土瓜灣站,屬34校網,區內名校林立,預期可吸引大量用家及投資客。預計6成買家為用家,其餘4成為投資者,由於區內租務需求理想,預計項目落成後呎租可達約60元,租金回報率約4厘。
布少明稱,本月市場關注美國減息動向及《施政報告》即將出台,市場正憧憬有利好政策出台,加上近期港股向好,有助刺激部分資金流入樓市。9月新盤接踵推出,將釋放購買力,預期全月一手成交量有望連續第3個月錄得逾2,000宗的活躍水平,為2019年3至5月錄得後再次出現。二手成交料錄4,500宗,樓價有上升動力。
