《業績》信和置業(00083.HK)全年純利40.19億元跌8.7% 基礎溢利跌1% 末期息維持43仙
信和置業(00083.HK)公布截至今年6月底止全年業績,營業額81.83億元,按年跌6.6%。純利40.19億元,按年跌8.7%;每股盈利0.45元。派末期息43仙,按年持平,連同中期息每股15仙,本財政年度每股派息共58仙。
期內,在撇除投資物業公平值變動的影響後,集團股東應佔基礎溢利為51.18億元,按年跌1%。每股基礎盈利為58仙。投資物業重估虧損10.84億元,而去年同期重估虧損為5.8億元。
全年集團應佔物業銷售總收入為108.13億元,去年為88.93億元,主要來自出售於本財政年度內完成的住宅單位,包括位於元朗的柏瓏I及II、將軍澳的凱柏峰及黃竹坑的海盈山,以及出售於過往財政年度完成的項目餘下住宅單位及車位,包括位於何文田的St. George’s Mansions、西南九龍的維港匯
、黃竹坑的揚海、馬鞍山的Silversands、新加坡的青麓尚居及旺角的ONE SOHO。
全年集團出售於過往推售項目的餘下單位,包括位於何文田的St.George’s Mansions (售出74.9%)、西南九龍的維港匯(售出95.8%)、馬鞍山的Silversands (售出91.9%)、元朗的柏瓏II (售出85%)及黃竹坑的揚海(售出96.5%)。
展望未來,集團將有多個新項目推售,包括油塘通風樓物業發展項目、位於元朗的柏瓏III 及將軍澳的日出康城第十三期物業發展項目,該些項目已取得預售樓花同意書。此外,集團預期位於土瓜灣的榮光街/崇安街發展項目可於今年取得預售樓花同意書,推售計劃視乎獲發預售樓花同意書的時間及市況。本財政年度後,集團自2025年7月推售位於元朗的柏瓏I 及II、將軍澳的凱柏峰及何文田的St. George’s Mansions的部分單位。
於6月底,集團在內地、香港,新加坡及澳洲悉尼擁有土地儲備應佔樓面面積約1,890萬平方呎,各類型物業比例均衡。以土地狀況劃分,發展中物業為400萬平方呎、投資物業和酒店為1,340萬平方呎,及已完成之銷售物業為150萬平方呎。土地儲備足以支持集團未來數年的發展需要。集團將繼續以選擇性的策略增添土地儲備,提升盈利潛力。
集團主席黃志祥表示,上半年一手住宅市場活動保持韌性,受惠新推售住宅項目穩健需求支持,成交宗數達9,334宗,與去年同期的9,419宗相若。這股勢頭部分是因為政府由今年2月26日起徵收100元印花稅的物業價值上限由300萬元提高至400萬元,減輕購買中小型住宅及非住宅物業人士的負擔。同時,二手住宅物業價格趨穩定。踏入2025年,多間銀行恢復提供具吸引力的按揭優惠計劃,包括高達1%的現金回贈,進一步提振置業信心。這些發展有助鞏固本地地產市場的中長期韌性。集團對市場前景保持謹慎樂觀。
