太古地產(01972.HK)旗下柴灣海德園開價,首張價單折實平均呎價約為17,565元。美聯物業董事李頌賢表示,海德園為太古地產近20年發展的罕有大型住宅樓盤,單位戶型選擇多元化,迎合不同客戶需要,而且近期市場正憧憬美國將於9月減息,加上施政報告公布在即,將會為樓市帶來利好支持,故以項目質素及極具吸引力的訂價,相信會吸引不少用家及投資客鍾情,料項目投資客比例佔約三成,而租金回報率可望錄得逾3.5厘水平。 李頌賢指出,海德園為港島市區罕有大型新盤,並分兩期發展,共提供850伙,而且戶型涵蓋一房至四房戶型,多元化選擇為上車客、年輕用家、家庭客及換樓客提供合適選擇,估計項目有七成為用家,三成屬長線投資客,估計內地客亦佔約三成水平。參考目前港島區新盤及租金水平,估計項目落成後,呎租將逾70元,租金回報率約逾3.5厘。 他補充,由於受惠樓市利好因素帶動,8月份一手市場將保持活躍,而9月份美國更有望減息,故全月一手表現將會延續旺勢,新盤推售亦會取得佳績。
