新世界(00017.HK)銅鑼灣舊樓獲批強拍 底價逾28億較申請時估值低37%
新世界發展(00017.HK)2022年就其收購的銅鑼灣波斯富街舊樓申請強拍,如今終獲土地審裁處批出強拍令,底價28.38億元,較申請強拍時估值45.05億元低37%,但仍屬近兩年最貴重的強拍地盤。 獲批強拍的地盤位於波斯富街54至60號及利園山道5至11號;波斯富街62至68A號及利園山道13至19號快樂大廈;以及波斯富街70至76號、羅素街60號及利園山道21至27號共3個地盤,總佔地約19,831方呎,可以地積比率15倍重建,料可建一幢總樓面達29.75萬方呎的商業項目,並享三面大單邊。目前底價28.38億元,以可建樓面推算,每方呎樓面地價約9,540元。 項目位於區內地標商業項目時代廣場及希慎廣場之間,內有多幢於1963年落成、樓高6至9層的舊樓,地面層為舖位等非住宅用途,樓上單位屬住宅,全部不設升降機。土地審裁處文件顯示,新世界發展於2022年5月透過旗下19間公司申請強拍上述3個地盤,當時已持有80.09%至90.32%業權。而近年新世界發展仍積極向小業主提出收購,目前擁有83.33%至92.47%業權。 根據資料,新世界發展早於2013年開始對波斯富街、利園山道及羅素街一帶舊樓進行收購行動。直至2021年,英記茶莊(08241.HK)陳氏家族,以及資深舖位投資者張實來和張令宙聯合放售羅素街60號、波斯富街70至76號及利園山道21至27號舊樓逾20%業權,新世界發展以12.8億元購入,達到強拍門檻後,翌年即啟動強拍申請,冀統一業權。現時遭強拍的業主,包括英皇國際(00163.HK)、資深投資者「小巴大王」馬亞木家族以及招商永隆銀行等,主要持有地舖的物業。
