《藍籌》恆地(00012.HK)上半年基礎盈利按年跌44%至30.48億 中期股息維持0.5元

恆基地產(00012.HK)公布截至今年6月底止中期業績,營業額95.52億元,按年跌18.8%。純利29.08億元,按年跌8.4%;每股盈利0.6元。中期股息維持0.5元。 期內,集團建成投資物業及發展中投資物業經重估後錄得公允價值虧損1.4億元,較去年同期22.67億元大幅減少93.82%,基礎盈利為30.48億元,按年減少44%。每股基礎盈利為0.63元,去年同期為1.12元。 集團本港物業發展之應佔營業額約為38.12億元,按年減少22%。至於本港物業發展之應佔稅前盈利約為3.1億元,去年同期為14.99億元。盈利減少主要由於去年同期因政府收回新發展區若干土地而帶來約10.55億元應佔稅前收益所致。 截至6月底,集團未入賬之自佔本港物業合約銷售總額約為104.24億元。當中約77.56億元預計可隨物業落成並交付買家而於今年下半年入賬。 另外,於6月30日,淨借貸為674.15億元,對比去年12月底為679.89億元,借貸比率維持21.1%。此外,集團同日另有股東貸款739.23億元。 集團指,近期經已與合作方共同就一幅位於洪水橋/廈村新發展區之土地,完成原址換地申請,將可提供自佔樓面面積約58萬平方呎作發展用途。而集團另有新界土地儲備約4,190萬平方呎,繼續為全港持有最多新界土地之發展商。集團亦有多個已購入全部業權或達致相關強拍申請門檻之市區舊樓重建項目,預計可提供自佔樓面面積合共約170萬平方呎。經過多年從不同途徑補充在本港之土地儲備,集團已取得充裕之土地資源,足供未來數年發展之用。
