據報中銀調高七成追蹤單位網上估價 升幅最高4.21%
《信報》追蹤15個主要屋苑27個單位2025年7月的銀行網上估價,發現中銀香港(02388.HK)調升估價單位數目達19個或70.37%,數目屬2023年3月後逾兩年最多,而同月未有單位估價下調,是2024年4月後首見。 中銀香港7月估價按月上調單位有19個,較6月的8個增加約1.4倍。而估價調升幅度為0.94%至4.21%,升幅最大的為天水圍嘉湖山莊景湖居1座高層C室,實用面積546方呎,估價由6月的451萬調升至7月的470萬元,呎價8,608元。 而匯豐銀行7月估價上調單位有16個,雖然較6月的23個減少30.43%,但仍屬近8個月次高,漲幅0.4%至3.36%,升幅最大為(魚則)魚涌太古城城海棠閣高層A室,實用面積1,114方呎,估價2,156萬元,呎價19,354元。 匯豐7月估價下調單位共有7個,降幅0.41%至2.93%,當中降幅最大為將軍澳新都城2期10座低層E室,實用面積441方呎,估價由6月的546萬元回落至7月的530萬元,呎價12,018元。
