《港樓》堅尼地道33號首輪沽21伙並加推36伙 過去周末十大屋苑交投回升
過去周末灣仔現樓新盤堅尼地道33號進行首輪銷售,沽出價單中的七成單位,發展商同日加推36伙,平均呎價29,888元。另外,日出康城凱柏峰系列及白石角University Hill第2A期同日錄得成交。至於二手市場,上周末十大屋苑交投按周回升,四大代理行的成交量介乎10至17宗。 由The Development Studio(TDS)夥拍富合置業發展的灣仔堅尼地道33號,昨日以價單首輪發售30伙。截至當日下午6時,累售21伙,即首張價單銷售的七成單位。 發展商隨即加推價單2號,涉及36伙,包括12伙一房、12伙兩房及12伙三房單位,當中包括鳳凰樓層單位,實用面積介乎360至1,033平方呎,定價由811.8萬至3,800.3萬元,呎價介乎22,550至36,789元,平均呎價為29,888元。 由港鐵公司(00066.HK)、信置(00083.HK)、嘉華國際(00173.HK)及招商局置地(00978.HK)合作發展,位於日出康城的凱柏峰系列過去周末共沽10伙,套現逾5,100萬元。 信和置業執行董事田兆源表示,凱柏峰售出單位佔八成由本地年輕買家購入,由於租金持續上升,不少租客決定轉租為買,於參觀項目現樓後被項目優勢吸引,趁樓價回落入市升級做業主。凱柏峰同時為港鐵康城站及大型商場上蓋,由於單位以中小型戶型為主,故推出以來深受年輕客歡迎。凱柏峰II將於今日(11日)開售40伙,另以招標形式開售32伙。 新地(00016.HK)旗下白石角University Hill第2A期上周六(9日)再錄得12宗招標成交,單日套現逾9,100萬元。當中成交金額及呎價最高為漾景閣第5A座1樓B5單位,三房一套間隔,實用面積586平方呎,連391平方呎私人花園,成交金額1,127.73萬元,呎價19,245元。是次標售單位涵蓋二房至三房單位,實用面積388至634平方呎,成交金額由558萬至1,127.73萬元,成交呎價由13,610至19,245元。 二手方面,中原地產十大屋苑上周末錄得13宗成交,按周急升85.7%,相隔一周重上雙位數水平,創5個周末新高。 中原地產亞太區副主席兼住宅部總裁陳永傑表示,近日天氣晴朗帶動睇樓活動,一手市場持續暢旺及貨尾單位銷情理想,買家入市信心轉強。期內九龍區錄5宗成交,港島及新界區各錄4宗成交,反映市場需求強勁且分布平均,各區購買力持續釋放,樓市全面回暖。 根據美聯物業分行統計,剛過去周末十大屋苑錄得17宗成交,較對上周末錄得7宗按周飆升142.9%,不單成交量重返雙位數,更創出2024年3月23至24日周末後的72周新高。若以十五大屋苑計算,成交宗數錄得19宗,按周升約171.4%。 美聯物業住宅部行政總裁布少明指出,8月份多個新盤部署推售,而且餘貨新盤銷情理想,反映置業需求強勁,部分一手向隅客亦轉投二手市場尋寶,多個指標屋苑於周末更連錄多宗成交,二手筍盤承接力不俗。另外,市場預期年底前美國仍有多次減息機會,連同本港按揭拆息低企,增添買家入市意慾。而且租金上升,供樓划算,刺激租轉買個案增加,部份家庭客亦趁暑期加快入市,故利好因素帶動下,料本月二手交投仍然暢旺。 綜合利嘉閣地產分行網絡數據,在過去的周末十大屋苑錄得13宗二手成交,與對上一個周末的8宗,按周增加5宗或約63%,結束連續四周高單位數,並重返7月首周的雙位數水平。 據香港置業統計,上周末十大屋苑錄得約10宗成交,按周上升233.3%,並創四周新高,錄雙位數。
