《大行》瑞銀料太古地產(01972.HK)持續回收資產 目標價23元籲買入
瑞銀研究報告指,太古地產(01972.HK)上半年經常性基本溢利按年跌4%至爲34億元,符合該行預期。集團提高中期息3%至0.35元,並重申目標是每股派息有中單位數按年增長。淨負債比率爲15.7%,與上半年持平。
報告指,2025年首7個月,集團透過處置美國邁阿密兩幅地皮及一個零售商場,回收63億元資金。該行預期資產回收勢頭將於短期內持續,因邁阿密發展項目South Brickell Key項目的預售表現強勁,截至5月銷售額已達10億美元,加上集團處置青衣工業大廈獲7.5億元。此外,集團將推出柴灣住宅及深水灣豪宅項目銷售,該行料分別涉85億元及13億元。
該行指,股份現時仍可提供5.5%股息率,市賬率(PB)0.44倍,估值具吸引力,目標價23元,予「買入」評級。
