《內房》7月深圳二手房錄得量按月升2.2% 新房預售整體表現平淡
據深圳市房地產中介協會統計數據顯示,2025年7月,深圳市二手房錄得5,669套,按月增長2.2%,按年增長5.4%。其中,二手住宅網簽量4,656套,按月增長3.4%,按年增長1.8%。 據《澎湃新聞》引述業內人士表示,7月市場淡季表現尚可。7月下旬二手房市場雖有所走弱趨勢,但7月整體錄得量仍超過行業「榮枯線」 達5,000套以上,顯示深圳二手房市場相對較為穩定。深圳中介機構經紀人反饋,7月是傳統交易淡季,加之天氣等因素,客戶看房量會有所下滑。同時,淡季業主議價空間提升,價格小幅下調。 從價格顯示,根據樂有家門店成交數據計算,7月深圳二手成交價為每平方米 5.93萬元人民幣(下同),按月下降1.7%。按掛牌數據計算,7月深圳二手住宅掛牌均價為每平方米6.36萬元,按月下滑0.9%。 據深圳市房地產信息平台公開在售二手房數量統計顯示,截至8月1日,深圳市有效在售二手房源75,626套,按月增長2.4%,顯示二手房市場業主委託出售意願整體相對平穩。 相對於二手房市場,新房預售整體表現平淡。7月深圳市預售新房共成交1,562套,按月下降24%,按年下降48.3%,其中住宅成交1,441套,按月下降24.1%,按年下降44.9%。 報道引述深圳市房地產中介協會指出,7月新房及二手房市場分化明顯,若新房市場持續保持低迷走勢,一定程度上會傳導至二手房市場。7月二手房錄得量雖有增長,但下旬有走弱趨勢,同時市場仍呈現「以價換現象,市場信心仍待修復。
