過去周末天氣不穩,影響二手睇樓活動,四大代理行的十大屋苑成交按周下降或持平。新盤方面,將軍澳日出康城凱柏峰II沽清價單發售的38伙,發展商再推售凱柏峰52伙,折實售價約461.75萬元起。 由港鐵公司(00066.HK)、信置(00083.HK)、嘉華國際(00173.HK)及招商局置地(00978.HK)合作發展,位於日出康城的凱柏峰II上周六(2日)以價單發售38伙,並全數沽清。最高成交價及呎價單位為2A座66樓G單位,實用面積347平方呎,成交價549.28萬元,呎價15,829元。 發展商最新宣布,將於本周三(6日)上午10時公開發售52伙。扣除所有優惠後,最低折實售價入場單位及呎價為2A座36樓D單位,實用面積339平方呎,折實售價約461.75萬元,呎價13,621元。 凱柏峰全盤上周末兩日累售49伙,套現逾2.5億。 上周末會德豐旗下項目錄3宗成交,涉及2伙藍田KOKO MARE及1伙日出康城GRAND SEASONS。當中,KOKO MARE售出兩房梗廚及兩房開放式廚房單位,實用面積由421至464平方呎,售價由868.8萬至965萬元,呎價介乎20,618至20,797元。而GRAND SEASONS以1,117.2萬元售出三房一套(+工作間連洗手間),實用面積716平方呎,呎價15,603元。 由嘉里建設(00683.HK)發展之九龍半山緹外昨日(3日)以招標形式售出第6座地下B室花園大宅,繼早前售出院墅C後,今年錄得第6宗成交。 最新售出單位為「緹外」第6座地下B室花園大宅。實用面積為3,855平方呎,花園面積為2,234平方呎,屬四房四套房另加雙工人房間隔,剛以1.7億元成交,平均實用面積呎價約44,099元。上述單位成交價包括1個住宅停車位。 二手方面,中原地產十大屋苑上周末錄得7宗成交,較對上周末的10宗回落30%,重回單位數水平。 中原地產亞太區副主席兼住宅部總裁陳永傑表示,本周末天氣不穩,廣泛地區大雨,周六更一度發出黑雨警告信號,多區睇樓活動受阻,拖累二手成交回落。儘管天氣欠佳影響部份二手成交,近期樓市氣氛持續正面,本周末一手市場未有全新盤開售,主力去貨尾,兩天料錄近百宗成交,一手銷情理想,反映買家入市意欲高企,一手熱賣亦同時刺激二手入市氣氛。預期天氣回穩後,睇樓活動陸續恢復正常,二手成交將會回升。 根據美聯物業分行統計,8月首個周末十大屋苑僅錄得7宗成交,較對上周末錄得的10宗按周跌30%,成交量重返單位數,與前周末相若。若以十五大屋苑計算,成交宗數同錄得7宗,按周跌幅約50%。 綜合利嘉閣地產分行網絡數據,在過去的周末十大屋苑錄得8宗二手成交,與對上一個周末的8宗持平,連續四周處於高單位數水平窄幅徘徊。 香港置業期內十大屋苑錄得約3宗成交,按周持平,持續低位徘徊。當中,美孚新村錄得2宗成交,表現最為突出;西九四小龍亦錄得1宗成交。其餘屋苑如太古城、維景灣畔、康怡花園、黃埔花園、沙田第一城、嘉湖山莊及映灣園等則未錄得成交。
