《內房》中指院:首七月百強房企銷售額按年跌13.3% 7月跌18.2%
中指研究院發佈2025年首七個月內地房地產企業銷售業績排行榜顯示,首七個月百強房企銷售總額爲2.07萬億元人民幣(下同),按年下降13.3%,降幅較首六個月擴大1.5個百分點。房企銷售額均值1,010.3億元,按年下降13.6%。 7月單月計,百強房企銷售額按年下降18.2%。其中,越秀地產(00123.HK)、建發房產、中國金茂(00817.HK)、濱江集團(002244.SZ)及中建壹品等房企銷售表現較爲強勁。百強房企權益銷售額爲1.45萬億元,權益銷售面積爲7,451.8萬平方米。 展望後市,在政策方面,中央政治局日前會議召開指出,將「保持政策連續性穩定性,增強靈活性預見性」,未來隨着宏觀經濟以及房地產市場運行形勢的變化,預計更多政策仍有加力空間,推動房地產市場止跌回穩仍是政策目標,短期或更多聚焦在已出臺政策的有效落實;同時,城市更新已成爲當下推動城市高質量發展的重點內容,也是房地產領域的聚焦點,未來各項配套政策有望加速落地。此外,「積極穩妥化解地方政府債務風險」也是會議重點提及的內容,各項舉措落實有望釋放地方政府落地房地產政策的靈活性,提升政策效果。 從市場表現顯示,7月重點城市成交略顯乏力,二手房仍延續「以價換量」態勢。短期來看,房地產市場仍處於波動調整過程中,城市分化行情仍將延續,「好城市+好房子」具備結構性機會。
