中原CSI(住宅售價)最新報50.78點,較上周的52.24下跌1.46點。中原地產研究部高級聯席董事楊明儀指,上周未有大型新盤開售,樓市缺乏焦點,加上颱風襲港,影響二手成交。CSI連跌兩周共1.54點,但指數仍然企穩50點好淡分界線之上,預示樓價走勢短期回穩,暫未見有下調跡象。近日恆指突破25,000點,創逾3年半新高,有利市場氣氛。中美短期內將會再進行貿易談判,將涉及更複雜議題,美國聯儲局下周議息,加上多個新盤部署推售,二手樓價能否突破,未來CSI走勢值得關注。 CSI(住宅租金)報57.63點,按周跌0.04點,連跌三周共0.29點。指數跌幅溫和,仍然企穩50點好淡分界線之上,預示住宅租金維持高位向好。暑期租賃旺季熱潮下,租金有望進一步上升。 商舖方面,CSI(商舖售價)報42.03點,按周升1.26點。CSI(商舖租金)報41.3點,按周升0.67點。租售指數連續4周於40點好淡分界區下限反覆徘徊,預示商舖買賣及租務市況靠穩,但未有回升跡象。 工廈方面,CSI(工廈售價)報41.43點,按周升6.14點。CSI(工廈租金)報44.93點,按周升5.8點。租售指數單周回升,重上40點水平,預示工廈買賣及租務市況略為改善。政府早前突宣布中止元朗及洪水橋現代化多層工廈用地招標,對工廈市場或有負面觀感。指數須企穩40點以上,工廈市況才有望回穩。 寫字樓方面,CSI(寫字樓售價)報點28.50點,按周跌1.19點。CSI(寫字樓租金)報28.5點,按周跌1.19點。指數長期處於睇淡區水平,預示寫字樓買賣及租務市況下行方向不變。周一推出「城中學舍計劃」,鼓勵市場把商廈改裝為學生宿舍,長遠對寫字樓物業有正面支持。
