《內房》成都樓市新政今起施行:分批取消住房限售及降低公積金二套房首付至兩成
成都市住建局、成都市教育局、成都市規劃和自然資源局等六部門聯合出台《關於促進房地產市場平穩健康發展若干措施的通知》提出,成都分批取消住房限售,但三倍熔斷(限售五年)、人才資格購房及定向住房限售政策不變;鼓勵各區進一步直補購房首付,即加大現金和政策支持力度;以及將二套公積金首付比例由30%降至20%等,均自即日起實施。
通知明確,自即日起,去年10月14日或之前購買成都市範圍內的商品住房,取得《不動產權證書》後即可上市交易;自明年起,去年10月14日或之前取得《不動產權證書》及仍處於限售期的二手住房取消轉讓限制。不過,登記報名人數在當期房源數三倍以上的熱點樓盤、定向銷售項目(含重大產業項目配套住房)、以人才名義獲取購房資格購得住房等有特殊限售要求的繼續按原政策執行。
同時,將優化貸款額度計算公式,實施貸款額度與繳存餘額掛鉤機制,提高可貸額度。住宅社區老舊電梯更新個人支付部分可提取公積金。加大「房票」安置力度,擴大可選房源範圍;以及支持非住宅配套車位在滿足條件後,不限個數銷售,並支持商業辦公空間混合配置多種功能等。
