《港樓》中原6月城市租金指數CRI按月升0.97% 上半年累漲2.78%

中原地產研究部高級聯席董事楊明儀指出,6月中原城市租金指數CRI最新報126.59點,按月上升0.97%,連升兩個月共2.29%,創2019年8月後的近六年新高。反映租務市場持續活躍,租盤需求殷切,相信傳統租賃旺季已順利提早來臨,料租金繼續平穩向升。現時CRI比2018年8月128.01點歷史高位,相差只有1.12%,展望第三季暑期旺市CRI可以進一步向上挑戰新高。今年上半年CRI累升2.78%,租金連續五個半年度上揚。 中原城市大型屋苑租金指數CRI_Mass報132.94點,按月升1.03%。CRI(中小型單位)報129.25點,按月升0.91%。CRI(大型單位)報109.10點,按月升1.39%,升幅11個月以來最大。CRI_Mass、CRI(中小型單位)及CRI(大型單位)齊升兩個月,分別累升2.4%、2.33%及2.18%。CRI_Mass及CRI(中小型單位)同創2019年8月後的近六年新高,而CRI(大型單位)是創2019年10月後的逾五年半新高。 期內,四區租金三升一跌。九龍CRI_Mass報121.25點,按月升1.35%,連升兩個月共4.61%,創出歷史新高,升穿2018年9月120.04點高位。新界西CRI_Mass報157.28點,按月升1.14%,再升破今年4月155.72點高位,創歷史新高,指數自2024年8月起,近11個月內三度創新高。新界東CRI_Mass報150.43點,按月升1.9%,連跌兩個月後反彈,升幅11個月以來最大,指數創2019年8月後的近6年新高。港島CRI_Mass報119.55點,按月跌0.21%,指數仍為2020年1月後的近5年半次高。 上半年計,八大租金指數全線齊升。CRI累升2.78%,CRI_Mass升2.66%,CRI(中小型單位)升2.86%,CRI(大型單位)升2.41%,港島升0.66%,九龍升3.94%,新界東升2.24%,新界西升3.14%。 在121個CRI大型成份屋苑中,上半年有78個(即64.5%)屋苑的三個月移動平均實呎調整租金按半年錄得上升,九龍佔23個,新界西21個,新界東19個,港島15個。 租金升幅超過7%的有13個屋苑,全屬二線屋苑,包括譽‧港灣升12.05%,海濱花園升10.08%,海逸豪園升9.81%,珀麗灣升9.5%,港運城升9.46%,美景花園升8.27%,藍灣半島升8.14%,新元朗中心升7.92%,名城升7.7%,御皇庭升7.65%,嘉輝花園升7.51%,碧堤半島升7.29%及學士台升7.04%。主要屋苑方面,嘉湖山莊升2.86%,太古城升2.05%,美孚新村升1.76%,惟沙田第一城卻跌1.7%。 至於22個豪宅屋苑,今年上半年有14個(即63.6%)屋苑租金錄得上升。其中有4個豪宅屋苑呎租升幅高於7%,包括漾日居升11.93%,雍景臺升9.8%,貝沙灣升7.6%及畢架山一號升7.37%。
