《內房》中指院:6月百城二手樓價按年跌7.3%
中指研究院發布房地產市場研究報告顯示,6月百城二手住宅均價為每平方米13,691元人民幣(下同),按月下跌0.75%,按年下跌7.26%,當前多數城市二手房市場延續「以價換量」行情。其中一線城市二手住宅價格按月下跌0.56%,跌幅相對較小。
報告顯示,受部分城市優質改善項目入市帶動,6月百城新建住宅均價為16,847元,按月結構性上漲0.19%,按年上漲2.59%。其中一線城市新房價格按月上漲0.67%;二線城市新房價格按月則跌0.02%;三四線城市新房價格按月亦跌0.13%。
租賃住宅方面,受大學畢業季影響,重點城市房屋租賃市場需求增加,6月50個城市住宅平均租金按季跌幅收窄至0.27%,按年下跌3.71%。
中指研究院指出,在中央政府更大力度推動房地產市場止跌回穩,釋放積極信號,預計下半年各級政府將全力推動已推出政策落地見效,包括進一步完善與落實專案債收購存量閒置土地及收購存量商品房政策,加大城中村改造房票安置力度等。此外,城市更新相關的金融支持政策也可望持續推進。
