《港樓》CSI(住宅售價)近八個月再度升穿50點 最新報51.24點
中原地產研究部高級聯席董事楊明儀指,CSI(住宅售價)最新報51.24點,較上週的49.83點上升1.41點。受市場氣氛帶動,指數連升兩週共2點,再向上升穿50點好淡分界線,爲去年11月中特朗普勝出美國總統選舉後近八個月首度,顯示樓市走勢或出現變化,預告樓價有望止跌回穩。
楊明儀指,拆息仍處於低位,供平過租重現,推動樓市氣氛向好,吸引買家入市,加上大型一手新盤尚未開售,二手成交回升。恆指重上24,000水平,中美貿易戰雖暫緩,但美國對大部分貿易夥伴實施「對等關稅」暫緩期限就屆滿,局勢仍存在不確定性,如果CSI能夠進一步升穿55點之上兼持續企穩,二手樓價有望見底回穩。
CSI(住宅租金)報57.92點,按週上升1.14點,連升兩週共1.72點。指數長期企穩50點好淡分界線之上,並進一步向上挑戰60點好淡區間上限,預示住宅租金開始重拾升軌。傳統暑期租賃旺季即將來臨,租務成交活躍,租金有望穩步上升。
商鋪方面,CSI(商鋪售價)報41.84(按周大升8.79點),終止兩週連跌。CSI(商鋪租金)報42點(按周大升8.95點),同樣終止兩週連跌。七一假期,本港各區舉辦多項慶迴歸活動、折扣優惠,逾3,800間食肆參與提供71折等優惠,鼓勵市民留港消費。租售指數齊大升,重上40點好淡分界區間,預示商鋪租售市況或略爲回穩。
工廈方面,CSI(工廈售價)報42.05點(按周升2.92點),連升兩週共5.48點。CSI(工廈租金)報46.67點(按周升6.23點),連升兩週共7.44點。租售指數齊在40點以上,預示工廈買賣市況走勢平穩,而工廈租務市況略爲改善,惟仍然等待回升。
寫字樓方面,CSI(寫字樓售價)報27.92點(按周跌5.6點)。CSI(寫字樓租金)報28.21點(按周跌5.31點),結束3周連升。租售指數本週齊跌,兼仍未脫離睇淡區,預示寫字樓買賣及租務市況向下走勢不變。
