過去周末新盤氣氛持續暢旺,當中,市場消息指,屯門NOVO LAND第3A期暫收逾3,000票,超額認購逾16倍,發展商已加推68個單位。另外,西營盤尚瓏33伙全數沽清,並吸引多個大手客入市。二手方面,十大屋苑成交按周普遍上行,四大代理行上周末錄8宗至13宗買賣成交。 新地(00016.HK)旗下屯門NOVO LAND第3A期的示範單位參觀情況踴躍。市場消息指,收票情況理想,截至昨日(29日)已錄得逾3,000個購樓意向登記,超額認購逾16倍。 發展商過去周末加推價單第2號共68伙,包括3個開放式單位、8個一房單位、44個兩房單位及13個三房單位。以折實價計算,平均呎價11,538元。單位售價介乎300.56萬至772.39萬元,呎價介乎10,482至12,980元。 富豪酒店(00078.HK)旗下西營盤尚瓏昨日推售33伙。發展商指,該批單位開售不足2小時已經全數獲認購,單日套現近2.7億元,並錄得多宗大手成交。其中一名大手買家一連購入6伙,包括兩個三房、3個一房及1個開放式單位,總成交金額近4,200萬元。 會德豐地產旗下新盤於上周末累售7伙,當中啟德DOUBLE COAST I共沽4個單位,套現逾2,210萬。另外,位於日出康城的GRAND SEASONS及啟德MIAMI QUAY I則分別錄2宗及1宗成交。 九龍建業(00034.HK)旗下將軍澳海茵莊園於上周末錄得6宗交投,套現逾3,600萬。項目本月累售45伙,套現逾2.6億。 恆基物業代理有限公司營業(一)部過去周末兩日錄10伙單位成交,當中關鍵日期將近的紅磡THE HADDON及長沙灣曉柏峰分別獲得6宗及3宗成交,以及1伙啟德THE HENLEY成交。 至於二手交投情況,中原地產十大屋苑上周末錄得12宗成交,按周升33.3%,重返雙位數,屬3周新高。 中原地產亞太區副主席兼住宅部總裁陳永傑表示,近日未有全新盤推出,港島區單幢樓推售雖全數沽清,但貨尾盤單位數量不多,未對二手市場造成壓力,部份買家回流至二手市場,形成一、二手市場皆旺的局面。 根據美聯物業分行統計,上半年最後一個周末十大屋苑錄得約13宗買賣成交,較對上周末錄得約8.3%升幅,為3周高,並連續5個周末維持雙位數水平。若以十五大屋苑計算的話,上周末錄得15宗成交,按周持平。 美聯物業住宅部行政總裁布少明認為,近期樓市氣氛向好,新盤熱銷,發展商亦積極推盤,引發不少購買力釋放,二手市場亦受惠,不乏買家在二手市場尋寶,筍盤承接力不俗。另外,由於拆息低企,供樓負擔減少,同時租金持續上升,增加買家入市意欲,租轉買亦見增加,部分長線投資客亦趁樓價處低位入市收租投資。他預期7月份樓市表現持續向好,一手交投料錄得2,000宗,二手交投亦有望錄得增長。 根據香港置業旗下分行統計,港、九及新界十大屋苑於上周末共錄得約8宗成交,按周持平。在十大屋苑中,太古城錄得3宗,沙田第一城、維景灣畔各錄得2宗成交,而西九四小龍則錄得1宗買賣成交。 綜合利嘉閣地產分行網絡數據,在過去的周末十大屋苑錄得12宗二手成交,較對上一個周末的7宗大增71%,重返雙位數字,為近七周最旺。
