《港樓》中原工商舖:5月錄商廈租務成交584宗 創近兩年高
中原(工商舖)統計顯示,5月份商廈市場錄得584宗租賃成交,創近兩年新高,按月及按年分別回升約25.32%及12.52%;而涉及樓面面積約175.4萬平方呎,按月及按年升幅分別約58.22%及42.96%。中原(工商舖)預期,隨著甲廈空置率改善顯著,加上核心區甲廈頻錄大額租務成交,預料可帶動更多企業承租商廈,相信6月份寫字樓租賃宗數可繼續維持在高位水平。
中原(工商舖)寫字樓部董事陳雁樓表示,5月份市場矚目的寫字樓租務成交為加密貨幣平台公司以每月約123.5萬元租用啟德新甲廈高層全層,涉及物業位於啟德協調道2號AIRSIDE 45樓全層,建築面積約3.53萬平方呎(未核實),折合呎租約35元。
至於甲廈空置率方面,5月份全港核心區甲廈空置率按月錄得顯著改善,其中港島整體空置率錄得13.63%,按月減少0.02個百分點,而按年增幅亦進一步收窄為0.99個百分點。當中,金鐘區按月改善幅度最大,5月份空置率為8.06%,較上月下降0.75個百分點,而銅鑼灣區甲廈空置率則按年回落最高,5月份空置率為8.06%,按年下調幅度約1.55個百分點。
至於九龍區方面,5月份錄得整體空置率14.43%,較上月大幅減少0.74百分點,惟按年仍有0.61個百分點升幅。而核心區中以尖沙咀及九龍灣改善最為顯著,5月份空置率分別錄得7.8%及22.47%,按月回落0.06及0.47個百分點,按年亦分別有0.73及0.47個百分點跌幅。此外,觀塘區5月份空置率為15.54%,較上月增加0.2個百分點,按年則有1.43個百分點增幅。
