《港樓》黃竹坑滶晨次輪再沽清後提價加推42伙 西沙SIERRA SEA千呎特色戶招標雙破頂
過去周末新盤市場氣氛不俗,當中,黃竹坑滶晨兩輪價單單位全數沽清後,隨即宣布盡推最後42伙,同時輕微提價1%至3.5%。二手市場方面,四大代理行的十大屋苑交投兩升兩跌,介乎高個位數至低雙位數水平,其中最高增幅約為5宗或60%。 新世界發展(00017.HK)夥拍帝國集團、資本策略地產(00497.HK)、麗新發展(00488.HK)及港鐵(00066.HK)合作發展,黃竹坑滶晨日前進行次輪價單銷售,連同首輪發售,全數238伙已全數沽清,共錄得35組大手,按兩輪以價單銷售伙數計,大手客佔逾42%。 發展商昨日盡推最後一批所有42伙,於本周三(25日)以先到先得形式發售,包括8伙三房戶及34伙兩房戶,面積介乎476至952平方呎,折實售價1,048.5萬至2,707.6萬元,折實呎價由21,711至28,856元,折實均呎24,591元。發展商同時修改3號及4號價單,將最高優惠由20%下調至16.5%及19%,即輕微提價1%至3.5%。 新地(00016.HK)旗下西沙SIERRA SEA昨日錄得一宗「雙破頂」招標成交,標售單位為Aqua Avenue第1座17樓D室,四房雙套加工作間連洗手間間隔,實用面積1,010平方呎,設774平方呎天台及286平方呎平台,成交金額約2,230.9萬元,呎價22,088元,成交金額及呎價均創項目新高。 而會德豐位於啟德的MIAMI QUAY II,昨日(22日)錄得兩伙特色戶招標成交,總套現逾5,884萬元,包括1伙低座平台特色戶及僅此1伙的高座天際特色戶,當中第6座30樓A單位則錄得成交價逾4,634萬元,呎價逾32,500元。 由會德豐地產、信和置業(00083.HK)、爪哇控股(00251.HK)及嘉華國際(00173.HK)合作發展的長沙灣維港匯,上周六(21日)沽出最後一間三房套連私人電梯大堂單位,為維港匯III 1A座29樓B單位,實用面積1,001平方呎,以3,078萬售出,呎價30,749元。目前項目累售1,365伙,連同車位共套現近235億元。 九龍建業(00034.HK)位於將軍澳的海茵莊園於同日錄得5宗成交個案,套現近2,400萬元。項目本月累售25伙,套現逾1.4億元。 二手方面,中原地產十大屋苑過去周末錄得9宗成交,雖較對上周末10宗減少10%。中原地產亞太區副主席兼住宅部總裁陳永傑表示,拆息持續回落,加上中美局勢緩和,大市氣氛正面,聯儲局最新一次議息按兵不動屬市場預料之內,但預計今年內仍有機會減息兩次。近期一手市場交投暢旺,帶動整體入市氣氛,料短期內二手市場交投平穩發展。 根據美聯物業分行統計,剛過去周末十大屋苑錄得約12宗買賣成交,較對上周末的11宗回升9.1%,連續4周維持雙位數。若以十五大屋苑計算則錄得15宗成交,按周持平。 根據香港置業旗下分行統計,港、九及新界十大二手十大屋苑於上周末共錄得約8宗成交,較對上周末約5宗升60%。在十大屋苑中,太古城錄得3宗,沙田第一城錄得2宗成交,而西九四小龍、將軍澳中心及維景灣畔則各錄得1宗買賣成交。 綜合利嘉閣地產分行網絡數據,在過去的周末十大屋苑錄7宗二手成交,較對上一個周末的11宗減少36%,為近三周最少。
