美聯樓價指數最新報126.49點,按周微升0.16%,終止連續五周下跌走勢;惟與四星期前相比仍跌0.77%;本年迄今跌幅則輕微收窄至1.28%。 美聯信心指數最新報66.2點,按周升0.6%。踏入租務旺季,租金向上,加上拆息持續低企,吸引上車客「租轉買」。樓市氣氛向好,提振業主信心。減價盤減少,信心指數上升。 美聯物業首席分析師劉嘉輝指出,根據美聯物業網站的減價盤比率反映,全港3區之中,新界區減價盤比率為3區最高;若以細區劃分,減價盤比率最多的三個區份分別是荃灣、觀塘、東涌。 若以單位面積劃分,減價盤比率最多的是實用面積介乎約431至約752平方呎的B類單位;其次是實用面積約430平方呎或以下的A類單位;緊隨其後的是實用面積約1,722平方呎或以上的E類單位。
