《港樓》黃竹坑滶晨收逾2,000票超額認購逾12倍 上週末十大屋苑交投現升勢
過去週六新盤氣氛持續熾熱,黃竹坑滶晨收票兩日累收逾2,000票,超額認購逾12倍。而啓德THE HENLEY系列、長沙灣Belgravia Place、日山康城SEASONS系列等多個項目亦錄得成交個案。二手方面,十大屋苑成交亦呈現升勢。整個週末一、二手交投雙線發展。 由新世界夥拍帝國集團、資本策略地產(00497.HK)、麗新發展(00488.HK)及港鐵(00066.HK)合作發展,黃竹坑滶晨自過去週六(7日)起收票,截至昨日(8日)晚上7時,首個週末展銷廳共錄得逾3,000人次參觀。項目兩日累收逾2,000票,按首兩張價單151夥數計,超額認購逾12倍。 滶晨上週六已加推第二張價單共50夥,折實售價944.8萬至3,554萬元,折實尺價介乎19,364至28,184元,折實平均尺價爲22,028元。 恆地(00012.HK)旗下啓德THE HENLEY系列上週六再以先到先得形式推售50夥,錄得3組大手客,其中一組內地居民買家斥資近2,500萬購入3夥一房連衣帽間單位。屋苑連同上一輪銷售,合共售出107夥,套現超過8.8億,當中A組共錄14組大手客,售出36夥。最高成交尺價的單位爲第2座39樓E室,達22,372元,成交價爲1,557.06萬元,同時創下最高成交售價紀錄。 同屬恆地的長沙灣Belgravia Place兩期項目,於上週六(7日)共售出4個單位,當中II期佔3夥,尺價介乎15,519至16,663元。 會德豐旗下日山康城SEASONS系列於上週末連沽兩夥。全盤累售1,202夥,套現逾74.4億。啓德DOUBLE COAST I上週末同樣售出兩夥。整個項目累售149夥,套現近11.8億。另外,藍田KOKO HILLS於過去週六售出一戶三房一套連平臺單位,及一戶四房雙套連工作間海景單位,共套現逾4,280萬元,令項目總成交突破900宗,共套現近89億元。 二手方面,中原地產十大屋苑上週末錄得15宗成交,數字連升3周,並創26周半年新高,零成交屋苑減至3個。 中原地產亞太區副主席兼住宅部總裁陳永傑表示,本週末一、二手交投皆旺,可謂雙線發展,全因市場利好樓市消息相繼出現,如中美關稅問題緩和,加上拆息持續回落,供樓的利息開支即時降低,吸引觀望多時的用家加快入市步伐,睇樓氣氛積極,而且市場憧憬美國本月有機會減息,進一步吸引買家買樓保值以對抗貨幣貶值,料交投持續暢旺。 根據美聯物業分行統計,上週末十大屋苑錄得約15宗買賣成交,按周升25%,連升兩週並連續兩週保持雙位數水平,更創出26周的新高。若以十五大屋苑計算,期內錄得18宗成交,按周升20%。 美聯物業住宅部行政總裁布少明認爲,5月以來資金持續涌入,二交投已呈現升勢。另一方面,隨着租賃旺季來臨,市場出現「租買相爭」的情況,租客與買家一同出動「搶盤」,二手成交持續上升。只要外圍經濟環境保持穩定,在資金充裕及剛需強勁的雙重支持下,香港樓市中長線前景仍然樂觀。布少明指出,購買力消化大量優質盤源,現存可售單位議價空間明顯收窄,由於「筍盤」渴市,個別業主採取「封盤待漲」策略,買家需做好心理準備,優質單位或需接受合理追價幅度。 根據香港置業旗下分行統計,港、九及新界十大二手指標藍籌屋苑於上週末共錄得約8宗成交,按周大升1倍。在十大屋苑中,以沙田第一城錄得4宗最多,其次是太古城的2宗,西九龍四小龍及港灣豪庭則各錄得1宗買賣成交。 綜合利嘉閣地產分行網絡數據,在過去的週末十大屋苑錄11宗二手成交,較對上一個週末的6宗按週迴升83%或5宗。
