《港樓》美聯:滶晨定價較同區有折讓 料加推具提價空間
新世界(00017.HK)夥拍帝國集團、資本策略地產(00497.HK)、麗新發展(00488.HK) 及港鐵(00066.HK)合作發展,黃竹坑站「滶晨」今日(5日)公佈首張價單,涉及101夥,折實平均尺價約20,932元,入場尺價由18,688元起。
美聯物業住宅部行政總裁布少明表示,項目坐擁地利及交通優勢,故港島南岸一直深受市場人士歡迎,並不乏投資客及內地客垂青,而且「滶晨」早前推出的招標單位市場反應理想,是次推出的價單單位訂價吸引,爲港島南岸項目新低價,極具競爭力,較目前同區項目訂價有折讓,預料將會成爲市場焦點及熱賣,並有加價加推空間。估計項目有三成爲投資客,而內地客佔比亦料約有三成。
布少明表示,參考目前港島南岸項目的平均尺價,是次訂價有所折讓。而預計項目除用家外,投資客比例料佔約三成,落成後租金尺價料約有70至80元水平,租金回報率約逾4釐水平。
他指,由於市場氣氛向好,5月份一手市場表現熱熾,發展商於6月份仍會積極推盤應市,加上拆息低企亦有利資金流向樓市,估計在滶晨推售帶動,加上配合其他大型項目推售,全月一手交投仍有望錄得約2,500宗水平。
