《港樓》香港工商舖5月買賣錄344宗 按月跌近26%
據土地註冊處初步臨時數字顯示,2025年5月全港共錄得344宗工商舖物業買賣登記,較4月份的463宗回落25.7%,為近3個月最少;月內登記總值錄得91.85億元,按月背馳大升91.3%,主要受港交所購入交易廣場9個樓層的56.5億元巨額商廈登記所帶動。5月份三大範疇物業登記量錄得兩跌一升,當中以工廈近四成的跌幅最大,商廈及店舖則分別跌21.1%及微升3.5%。
利嘉閣(工商舖)地產董事黃應年表示,中美關稅戰陰霾未散,加上環球股市在4月中旬大幅波動,令原先回暖的工商舖市道再度遇冷,相信由於登記數字有約半至一個月的滯後,在5月下旬即市氣氛有所改善下,料6月份的登記數字將會回升。
利嘉閣(工商舖)地產-工商部高級營業董事朱亮恆指,在工廈項目新盤銷售登記高峰過後,工廈買賣登記按月出現顯著跌幅。數據顯示,5月份工廈買賣登記只錄得168宗,較4月的267宗大幅回落37.1%,為近3個月最少。上月工廈登記佔比只達48.8%,較4月份的57.7%按月大跌8.9個百分點。至於5月份工廈登記總值錄得9.48億元,按月更急挫55.4%,創下近7個月新低。
商廈買賣登記方面,黃應年表示,同樣面對一手商廈買賣轉緩的問題,導致5月全月商廈登記量出現回落,只錄得86宗,較4月份的109宗減少21.1%,但仍為自2023年5月以來的25個月(即逾2年)次高水平。不過,月內商廈登記總值則激增4.45倍,勁錄67.96億元,主因期內有上述巨額商廈登記所拉動。
店舖表現方面,利嘉閣(工商舖)地產-商舖、商業及投資部高級營業董事鄭得明指出,店舖買賣登記連月表現穩中向好,已連續3個月錄得升幅,並創下今年以來的高位,為三類物業中表現最理想者。數據顯示,2025年5月份店舖買賣登記共錄90宗,按月增3宗或3.5%。至於月內店舖登記總值則亦相應微升0.77%,錄得14.42億元,晉身年內次高水平,平均每宗店舖買賣均價約為1,602.2萬元。
