《內房》中指院:多地繼續發力提振樓市 6月迎來房企年中衝刺
中指研究院發表報告顯示,5月核心城市土地市場保持一定熱度,但邊際有所轉弱,300個城市住宅地出讓金按年增幅收窄,杭州、北京、上海及成都等城市優質地皮繼續拍出較高溢價。重點城市新房整體銷售按月增長,按年基本持平,市場分化不止體現在城市之間,同一城市的不同項目去化也存在明顯差異,核心城市「新規」項目開盤基本可以實現較好去化,但郊區老項目及低能級城市項目仍普遍面臨壓力,是否有優質新盤入市已成為影響短期城市銷售和房企銷售的重要因素。重點城市二手房成交量在教育需求釋放後按月出現季節性回落,按年增幅也有所收窄,「以價換量」仍是市場主流。 從趨勢顯示,5月降準降息落地,為市場注入信心。端午小長假期間,多地延續之前促銷活動,但市場整體表現平淡,目前居民就業收入預期偏弱仍是制約購房需求釋放的首要因素。踏入6月份,樓市政策預計保持寬鬆基調,重點在於專項債收儲及城中村改造等政策落實進展。隨著年中銷售節點的來臨,房企推盤節奏及促銷力度有望加大,疊加「好房子」產品入市,核心城市新房銷售或得到一定支撐,但各城市之間及新老項目之間分化行情仍將延續。(ta/w) ~
