《港樓》何家欣:黃竹坑滶晨至今標售27夥套現近15億 新世界(00017.HK)下半年部署推5全新及餘貨盤
由新世界發展(00017.HK)夥拍帝國集團、資本策略地產(00497.HK)、麗新發展(00488.HK)及港鐵公司(00066.HK)合作發展的黃竹坑滶晨,至今標售27夥,共套現近15億,每夥平均成交價近5,500萬,平均成交尺價近3.9萬,共錄5組大手富豪客。 新世界發展營業及市務部總監何家欣接受本地傳媒訪問時表示,由於滶晨招標發售的間隔主要是三房及四房戶,不少富豪買家表示有意購入兩房單位予子女或分支家庭,同時接獲不少中高產家庭客查詢。爲迴應市場需求,正部署推售兩房戶應市。 她提到,項目1A座41及42樓P2複式大戶,面積3,120平方尺,是黃竹坑站迄今最大單位,另連932平方尺平臺及泳池,採五房五套設計,屬項目「樓王」。她透露,單位已接獲不少富豪查詢,將採惜售策略,料造價有力挑戰南區分層「寶座」。 對於下半年的銷售部署,新世界將推出5個全新及餘貨盤,當中3個全新盤均屬舊契項目,毋須申請售樓紙,包括九龍城衙前塱道3至13號項目,提供約120夥,尖沙咀廣東道530至538號及佐敦官涌街52至56號項目,均主打中小型單位,各提供約60夥。至於與遠東(00035.HK)合作發展的啓德柏蔚森系列,部署9月以現樓方式展開新一輪銷售,並透露約有5%提價空間。 至於本地樓市,她預料下半年樓價會穩步上揚,估計升幅在5%內,當中豪宅市場走勢可以看高一線,尤其供應罕有,並享深水灣及壽臣山景的豪宅物業。
