《港樓》啟德THE HENLEY系列減價促銷即近沽清 日出康城SEASONS周末售出7伙
過去周末一手市場銷情熾熱,多區新盤均錄得成交。其中,啟德THE HENLEY系列減價推售80伙,即日幾近沽清。另外,日出康城SEASONS系列亦於上周末沽出7伙,套現逾4,400萬元。至於二手市場,有代理指出,留意到部份一手向隅客開始回流二手,睇樓氣氛不俗。 恆地(00012.HK)啟德THE HENLEY系列日前將80伙劃一減價17.5%,端午節當日(5月31日)共售出78伙,成交額超過6.1億。發展商指,推售期間不乏大手客,A組共錄11組大手客,其中一組斥資近3,700萬購入6伙單位,包括3伙開放式及3伙一房連衣帽間單位。 發展商表示,周末同系長沙灣「Belgravia Place」第1期及第2期共錄得6伙成交,而長沙灣「曉柏峰」售出1伙、紅磡「必嘉坊.曦匯」及「THE HADDON」合共售出5伙。 會德豐旗下日出康城SEASONS系列於端午節周末兩天沽出7伙,套現逾4,400萬,而啟德MONACO MARINE及DOUBLE COAST I亦於上周末分別錄得1宗成交。 另外,長實(01113.HK)位於洪水橋的#LYOS於過去周末共售出4伙,包括1伙花園複式戶、1伙分層一房及2伙分層兩房單位。當中,花園複式戶為複式D座53號單位,實用面積783平方呎,連306呎天台及100呎花園,成交價1,242.3萬元,呎價約15,866元。成交價最高的分層單位為第2A座1樓M室,兩房間隔,實用面積462平方呎,以613.8萬元成交,呎價約13,286元。 由嘉里建設(00683.HK)、信置(00083.HK)、太古地產(01972.HK)及港鐵(00066.HK)合作發展的黃竹坑站海盈山早前已進行現樓銷售,發展商上周六(5月31日)加推第6號價單,合共45伙應市。 該批單位涵蓋38個兩房梗廚單位、1個兩房一套房連士多房單位以及6個三房一套連開放式廚房單位,實用面積571平方呎至678平方呎,折實實用面積呎價為約19,556至約32,559元,折實售價為1,138.15萬至2,207.47萬。其中39伙單位將於本周三(6月4日)以先到先得形式推售。 宏安地產(01243.HK)旗下兩個位於港島區項目於過去周六雙雙錄得成交,成交分別涉及北角英皇道商住項目101 KINGS ROAD及鴨(月利)洲Coasto,兩港島盤單日為集團進賬逾2,074萬元。 當中,101 KINGS ROAD的成交單位為7樓A單位,實用面積549平方呎,成交樓價1,332.9萬元;Coasto成交單位為17樓A單位,實用面積371平方呎,成交樓價741.3萬元。 另外,集團旗下黃大仙薈鳴於昨日錄得2伙成交,成交總額超過1,100萬元。 至於二手樓市,中原地產十大屋苑上周末錄得12宗成交,按周急升3倍。中原地產亞太區副主席兼住宅部總裁陳永傑表示,近期新盤銷情理想,市場上利好消息增加,步入供平過租的時代,買家入市信心明顯增加,大多對樓市前景樂觀預測,部份一手向隅客開始回流二手,放盤業主亦願提供合理議價空間,令二手交投反彈。 根據美聯物業分行統計,剛過去的端午節周末十大屋苑錄得約12宗買賣成交,較對上周末回升約50%,重回雙位數。若以十五大屋苑計算,上周末錄得15宗成交,較前周末上升約36.4%。美聯物業住宅部行政總裁布少明表示,市場憧憬美國有望本月中減息,對樓市進一步有利,而預期6月份不乏新盤部署推售, 一手仍然主導,並有望錄得2,000宗成交,二手交投量則在現水平維持。 根據香港置業旗下分行統計,港、九及新界十大屋苑於上周末共錄得約4宗成交,按周減少1宗或約20%,連跌2周末。在十大屋苑中,僅西九龍四小龍、港灣豪庭、美孚新村及沙田第一城各錄得1宗買賣成交,其餘6個屋苑則未錄任何成交。 綜合利嘉閣地產分行網絡數據,在過去的周末十大屋苑錄6宗二手成交,較對上一個周末的9宗按周減少33%或3宗,創近十三個周末新低。
