《港樓》高力:4月私樓售價指數走勢續回暖 物業交投量漸見活躍

差估署公佈,最新4月份私人住宅售價指數按月上0.35%,按年下降7.72%,所有類型住宅收報285.7點,租金指數則按月上升0.31%,收報193.7。 高力估價及諮詢服務高級董事及融資評估主管侯志港表示,4月份的私人住宅售價指數走勢持續回暖,由於發展商本年繼續積極減輕庫存,整體物業市場仍以一手主導,而值得留意是,物業交投量漸見活躍,特別是300萬至400萬物業,相信受惠於港府於最新財政預算案的100元印花稅範圍擴闊措施,提振相關交易,3月份錄得969宗,按月上升59.6%,4月份亦錄得1,186宗,持續上升22.3%。 侯志港補充,踏入第二季,樓市交投更見回暖,市場焦點一手新盤,位於西沙的Sierra Sea銷情熾熱,接連沽清。而香港銀行同業拆借利率,五月份因環球市場的避險情緒及香港的IPO活動,港元需求大增而流入,出現了顯着的波動,一個月拆息利率跌至低於一釐水平,成爲近期市場焦點,小業主與發展商就按揭還款負擔減輕,同時也帶動了物業市場的樂觀情緒,惟須注意利率隨時變動的風險。樓價方面,仍視乎環球息口走勢,高力維持本年私人住宅價格預測會保持穩定或有5%的下調波幅。
