《港樓》仲量聯行:本港甲廈4月錄正吸納量 整體空置率維持於13.7% HIBOR下跌利好樓市
仲量聯行今日(27日)發表報告指出,香港整體甲級寫字樓租賃市場於3月錄得負吸納量後,4月錄得39,700平方呎的正淨吸納量。整體空置率在4月份維持在13.7%的穩定水平。
該行表示,香港甲級寫字樓整體空置率分區表現不一。中環和港島東的空置率分別上升至11.7%和14%,主要由於早前企業整合與搬遷產生空置樓面。相比之下,灣仔、銅鑼灣、尖沙咀和九龍東的空置率分別按月下降0.3、0.4和0.3個百分點。
該行續指,儘管寫字樓空置率維持穩定,4月份整體租金繼續呈下降趨勢,按月輕微下跌0.5%。中環錄得0.4%的輕微跌幅,而灣仔、銅鑼灣、港島東及九龍東其他主要分區市場各錄得0.6%的跌幅。這是自2022年5月以來連續第36個月租金下降。
仲量聯行香港董事總經理鮑雅歷表示,個別行業的寫字樓租賃需求見上升,尤其金融、保險及教育行業。同時市場不乏新供應,吸引不少租客為業務及人才需要遷往更佳質素的商廈,成為寫字樓市場的主要趨勢。
住宅市場方面,仲量聯行研究部資深董事鍾楚如表示,4月整體住宅成交量按月上升6.1%,其中二手市場成交量增至4,080宗,反映需求有所回暖。一手市場成交量雖下跌至1,614宗,惟在數個大型項目成功推出帶動下,銷售市場表現保持強勁。
值得留意的是,截至5月26日香港銀行公會一個月期港元銀行同業拆息(HIBOR)較4月底下降3.36個百分點至0.59%,有助紓緩與HIBOR掛鉤的按揭借款人供樓壓力,為市場釋出利好訊號。該行表示,若利率繼續下行,將有望進一步帶動住宅買賣市場氣氛。
