郭家耀:外圍波動 港股料23,500至24,500區間徘徊

港灣家族辦公室業務發展總監郭家耀稱,美股上週五(21日)大幅波動,由於企業業績表現欠佳,加深市場對環球經濟前景憂慮,大市低開後跌幅一度擴大,尾市由低位反彈,三大指數均錄得升幅收市。美元走勢向好,美國十年期債息回升至4.25釐水平,金價出現回吐,油價反覆向上。港股預託證券大致靠穩,預料大市早段變動不大。 內地股市上週五表現向下,滬綜指先升後回,收市下跌1.3%,滬深兩市成交額亦有所增加。 港股連日調整,指數失守24,000點水平,低見23,500點附近,尾市跌幅稍爲收窄,大市成交亦有所增加。外圍走勢持續波動,加上市場觀望關稅措施實施情況,預料短期大市反彈力度有限,指數在23,500至24,500點水平徘徊。 《路透》根據國家統計局公佈數據測算,2月70個大中城市新建商品住宅價格指數按年跌幅連續第四個月縮窄,至4.8%,按月下降0.1%。70個大中城市中,新建住宅價格指數按月上漲的有18個,1月有24個;下跌45個,1月有42個;持平的有7個,1月有4個。國家統計局表示,2月份70個大中城市,受春節銷售淡季等因素影響,各線城市商品住宅銷售價格總體穩中略降,其中一線城市新建商品住宅銷售價格上漲。從按年看,各線城市商品住宅銷售價格降幅均繼續收窄。 2月份,一線城市新建商品住宅銷售價格按月上漲0.1%,漲幅與上月相同。其中,北京、上海和深圳分別上漲0.1%、0.2%和0.4%,廣州下降0.2%。按年比下降3%,降幅比上月收窄0.4個百分點。其中,上海上漲5.6%,北京、廣州和深圳分別下降5.5%、7.8%和4.4%。2月份,二線城市新建商品住宅銷售價格按月由上月上漲0.1%轉爲持平;按年比下降4.7%。 國家統計局表示,隨着穩樓市各項政策的顯效,今年以來房地產市場交易保持總體平穩,延續去年四季度以來的止跌回穩態勢。隨着房地產市場的政策優化調整,居民剛性和改善性住房的需求在逐步釋放,但同時也要看到,部分地區房地產市場仍然處在調整之中,市場回穩還存在壓力。內地房地產行業止跌回穩,對宏觀經濟復甦至爲關鍵,後續需密切留意數據變化。 (筆者爲證監會持牌人,本人及相關人士沒持有上述股份)~
