第一太平戴維斯發表2月投資市場報告指出,儘管宏觀經濟環境艱難,用家冒起成為去年第四季投資市場的主導。去年全幢及主要商業交易總額按年增長16%,總共有價值311億元的物業易手,其中寫字樓資產佔60%,反映用家在下行趨勢下討價還價欲望將愈來愈高,至於酒店和零售物業僅佔主要交易的34%。 美國聯邦儲備委員會最近宣布其打算在今年實施多於一次減息。儘管預計該些減息將在商業房地產貸款的資金成本方面提供一定程度的紓緩,但可能要到下半年才會實施,意味著商業房地產市場可能在上半年繼續面臨高息環境。 隨著寫字樓和零售租金均出現下降趨勢,商業資產的投資景觀面臨重大挑戰。因此,第一太平戴維斯預計投資市場將再次由資金充裕的用家主導,他們在困難的市場環境中尋找合適的自用物業。然而,某些領域仍然具有投資潛力,通常是一些能提供6%或更高收益率的高收益物業,例如民生商場。此外,擁有與傳統商業物業不同需求特點的利基資產,如學生宿舍和共居物業,仍然可能引起長期投資者的興趣。 第一太平戴維斯預測,今年甲級寫字樓價格將下跌10%,核心街舖價格將下跌5%。集團投資部董事總經理袁志光指出,銀行對商業房地產市場的貸款態度將是確定回流房地產投資者的意願和能力的關鍵因素;過去兩年一些本地銀行的商業房地產貸款組合陷入困境,而其他銀行的按揭成數則高於預期。它們的貸款態度將對投資前景影響重大。
