世邦魏理仕:本港樓市交投氣氛轉好 料次季新盤成交每月逾1,000宗
土地註冊處今日(4日)發表2月份統計數字。世邦魏理仕香港估值及諮詢服務部資深董事郭偉恩表示,成交下跌主要受到2月農曆新年假期所影響,加上潛在買家預期政府將於預算案放寬印花稅,相信隨著政府預算案公布後市場氣氛轉好,交易量很可能會延續之前反彈。
郭偉恩又指,留意到不少發展商預期政府將會減辣或撤辣,故紛紛於農曆年後推出新盤,準備迎接早前壓抑的市場需求,預計今年第二季一手買賣將每月超過1,000宗。
對於2024至25年度賣地計劃,政府宣布沙田小瀝源STTL 623將於第二季進行招標,該地塊面積較小,涉及約280個單位,因此招標金額亦較小,料售價數億元。此外,該地塊位於市區的便利位置,相信將吸引發展商投標的興趣。由於該地皮臨近沙田第一城,預期該區交易量的反彈將為土地競標者帶來信心。(ca/u)
