《藍籌業績》新世界(00017.HK)半年持續經營業務純利跌12.8%至5.02億元 中期息降至20仙
新世界發展(00017.HK)公布截至去年12月底止中期業績,持續經營業務收入170.66億元,按年跌25.1%,主要由於香港及中國內地的物業發展入帳減少;持續經營業務溢利5.02億元,按年跌12.8%,當中不包括出售新創建集團相關的一次性非現金費用;每股盈利29仙。派中期息20仙,較上年同期派46仙,按年跌56.5%。
期內,毛利上升2%至72.57億元,主要受惠於K11項目中較高毛利的物業投資。來自持續經營業務的核心盈利按年升12%至48.66億元。
集團香港物業發展收入為12.46億元,於香港的應佔物業合同銷售為約1.43億元。香港投資物業收入為17.45億元及分部業績為12.99億元,分別按年升17%及19%,主要受惠於K11 MUSEA人文購物藝術館及K11 Art Mall購物藝術館之營運效率及出租率提升。
至於內地物業發展收入為54.95億元,整體物業合同銷售額為75.5億元人民幣。內地物業投資收入9.29億元,分部業績為4.54億元,分別按年增長4%及3%。
於去年12月底,集團在香港持有應佔總樓面面積約800萬方呎之土地儲備可作即時發展,其中物業發展應佔總樓面面積約323.4萬平方呎。同時,集團於新界持有合共約1,634.2萬方呎待更改用途之應佔農地土地面積,其中約90%位於「北部都會區」範圍。
集團展望,於2024財政年度下半年,集團將繼續分階段推出多個住宅項目,共提供超過2,500個單位。集團亦將繼續推售甲級寫字樓項目,包括南商金融創新中心剩餘單位,以及長沙灣永康街、瓊林街等項目。另預計寫字樓市場在未來仍然充滿挑戰,但集團近年對非傳統商業區的策略性部署漸入收成期。
此外,集團將繼續通過出售非核心資產及業務,持續優化資產組合及專注發展核心業務,提升企業效益並為股東創造更多價值。集團可動用資金合共約520億元,包括現金及銀行結餘約390億元及可動用的銀行貸款約130億元。另在可預見的將來並沒有供股計劃。
